I grew up on the north side of the river and have spent my whole adult life within a few miles of it. Sixteen years in, I still drive past houses I sold a decade ago and remember which room sold it.
My background is in design, which is why I look at a house the way a buyer will: what the light does at four in the afternoon, whether the kitchen works for how you actually cook, what a coat of paint and a different fixture could do for the offer you get.
I work with a small number of clients at a time on purpose. When you call me, you get me.

We start with the honest number
Before anything else you get real comparables and a straight answer about what your house will bring, or what the one you want is actually worth. No flattering number to win the listing.

We fix what pays and skip what doesn't
A short list, in order, with what each item is likely to return. Most sellers spend under three thousand dollars and it is never the kitchen.

We go to market properly
Photography, copy and a launch schedule. Listings go live Thursday morning so the first weekend does the work.
